<p>Land prices to increase with golf course investments<br />

<p>Golf clubs and resorts are going to improve Bulgaria&#8217;s image as tourist destination<br />
by offering an alternative to the concrete cities that have been built on the<br />
Bulgarian Black Sea Coasts, announced Darik news Tuesday citing the German<br />
news agency DPA (Deutsche Press-Agentur GmbH).</p>
<p>The article begins with a description of the golf club in Ravno Pole, located 25 km away from Sofia, adding that at the moment 19 golf courses are being constructed in Bulgaria, including the one worth EUR 50 M near Pravets, the birthplace of Communist Dictator Todor Zhivkov.</p>
<p>According to DPA, the golf course in Ravno Pole is visited by more and more Sofia residents, diplomats and foreign investors.</p>
<p>Experts believe that the strong investment interest would lead to the eventual construction of a total of 40 golf courses in Bulgaria with the Cabinet supporting plans to turn the country into an international golf destination.</p>
<p>DPA further tell its readers that Bulgaria has favorable climate and extremely attractive landscapes, adding that people involved in golfing are trying everything possible to convince others that this is not an elitist game, but rather an excellent way to fight stress and spend family vacations since more and more golf courses offer attractions even for young children.</p>
<p>The DPA reporter states that golf courses were going to be a good tourist alternative for Bulgaria to discontinue the country&#8217;s association with cheap Black Sea vacations.</p>
<p>After the construction boom on the sea coast, the upcoming summer was going to show if Bulgaria&#8217;s tourism would be able to escape its concrete sins and return to nature, according to DPA, which reminds that 2007 was a record tourist year with international sea and ski resorts in Bulgaria attracting over 5 million tourists.</p>
<p>The reporter also mentions the fact that after Bulgaria&#8217;s joining of the European Union, the number of EU tourists has increased by 50% and profits from tourism in 2007 have reached the record EUR 2,3 B - an 11% increase compared to the previous year with the State Tourist Agency in Bulgaria expecting a 10% increase in 2008.</p>

<p>Real estate letters are effective lead generators, whether you&#8217;re farming expired listings, fsbos, renters, step up home buyers, etc. By using them you can establish a consistent low stress routine that can groundswell into an effective lead generating process. <span id="more-6103"></span></p>
<p>It&#8217;s something that most agents know is a good thing to do, but few do it; and even fewer do it consistently over a long period of time. But that&#8217;s where you come in, because with prewritten real estate letters it&#8217;s almost effortless to establish a routine that can morph into a lead generating system like no other. Below are five reasons to consider them.</p>
<p>One. With prewritten real estate letters you can use your time more effectively by showing listings and going out on listing appointments, rather than sitting at your computer getting a headache writing a letter.</p>
<p>Two. Prewritten letters are so easy to use even a newbie can do it. Buy a pack of letters, spend a few minutes individualizing them and you&#8217;ll be able to use them over and over in rapid fire succession. You have a choice. You can spend a couple of hours writing one letter or several minutes printing out scores of them. My vote is for scores of them every time.</p>

Phone calls are often forgotten as soon as the calls end, but letters have a way of staying around for a long time. Consequently, they&#8217;ll remember you longer.</p>
<p>Five. Establish a niche market. With letters you can zero in on a targeted audience (step down buyers, empty nesters, investors, first time buyer, etc.) and dominate it. Frequency of contact is a big factor and prewritten letters ready for signing and mailing make it easy to establish and keep to a routine.</p>

But in the case of townhomes you are supposed to be sharing these with other members of other townhomes.</p>

<p>While discussing all this, we forgot the “buying out of the lease” scenario. If you opt to leave the townhomes before the lapse of the lease period, for whatever reasons it might be, you are subjected to buying out of the lease penalty.</p>

It is the money that is being deposited to the owner at the start of the leasing period and is there with the owner till the time the tenant moves out or till the end of the leasing period. What exactly is it that you want not only as a Real Estate Investor, but personally, for yourself, and your <span id="more-6101"></span>family, for your life? Maybe it&#8217;s a certain lifestyle or wealth! The reason I want to speak to you from Italy isn&#8217;t because, Oh look at me I&#8217;m in Italy isn&#8217;t that wonderful. Yeah it&#8217;s wonderful, but you know what, I&#8217;m just like you!</p>
<p>YOU WON&#8217;T BELIEVE HOW I GOT HERE EITHER</p>
<p>I was nineteen years old, and I was an accounting major at the Rutgers School of Business. I was working for the Hess Corporation as an accountant, and I suddenly had this revelation, even though the job was good, the pay was good, and it was secure, I just wasnt happy. I would wake up and go, I can&#8217;t wait till it&#8217;s Saturday!&#8221; I couldn&#8217;t stand what I was doing, it was like passing the time, passing the hours of my life! I woke up one day, and I said, &#8216;You know what, every day I want to wake up excited to start my day!&#8217;</p>
<p>Since then I&#8217;ve been chasing after that, and I&#8217;ve been trying to achieve that. It&#8217;s something I talk about on my investor website all the time, life it too short to live for the weekend. Well, right now in Italy with my wife not just for a week or a ten day vacation, we&#8217;ve actually come to stay for a couple of months to really enjoy Italy.</p>
<p>But the thing I want to share with you is this, I&#8217;m just like you! I never imagined I would get here. I want to share with you the single most profound lesson, or better yet success strategy, I&#8217;ve learned as an Entrepreneur. It has allowed me to achieve some of the family dreams that I&#8217;ve had for myself, my family, and will allow you to do it to. Yes, I use the word Entrepreneur, I gave you a little warning in the preview of this video, that it is really important as a Real Estate Investor that you start to realize, Yes, you are an Entrepreneur, you are a business owner.</p>
<p>I want to share this single lesson and I&#8217;m going to reveal how you can use it in your own lives, so you can achieve all your dreams. Whether it&#8217;s buying a new house, leaving your job, taking that fantasy vacation, At the end of this article, I&#8217;ll issue you a challenge, because this isn&#8217;t just about a lesson this is about you taking action.</p>
<p>CAR CRASH POWER PHENOMENON</p>
<p>Before I share with you the most powerful and most important lesson I&#8217;ve learned as an Entrepreneur, I want to talk about a really interesting phenomenon, you&#8217;ve probably heard it before. Maybe you&#8217;ve heard the story, there&#8217;s this car crash and the mother gets out of the car and she finds her child trapped beneath the car. Suddenly this woman, petite, middle aged, grabs onto the side of an automobile, and she lifts it up a two ton car to rescue her child. She finds the willpower and the strength to do something that seems virtually and humanly impossible, especially for a woman of this size and of this strength, but she does it.</p>
<p>Why does she do this, or better yet how? Because her child is underneath it , she has no choice, she must rescue her child and so she overcomes all odds and does it. I want to ask you as a Real Estate Investor, &#8216;How can you invoke what I call Car Crash Power into your life?&#8217;</p>
<p>Now Car Crash Power is this, it&#8217;s putting yourself in a situation, where you are forced to succeed. The biggest problem, the biggest obstacle we face in achieving our goal, our dreams, is ourselves. We always give ourselves a way out, we sabotage our own success. Because, if there really are no consequences to not succeeding, well then, when it gets to hard we quit! When it gets really difficult we push back the deadline, we push back the goal, and we never really get there!</p>
<p>YOU NEED TO DO BETTER THAN GOAL SETTING</p>
<p>Goal setting is great, but it&#8217;s got to be more than a promise, there has to be an action involved. Actions have to have consequence, not just good consequences. A good example, &#8216;If I do the next few deals, I&#8217;m going to buy this vacation home, or I&#8217;m going to upgrade to the home of our dreams. That&#8217;s great but, there needs to be a negative consequences too. That might be a little counter intuitive, but physiologically speaking, people are more motivated to avoid pain than to seek pleasure. So you&#8217;re more motivated to say, &#8216;I&#8217;ve got to get this done or else&#8217;, than &#8216;If I get this done I&#8217;ll get this prize at the end.&#8217; So you have to ask yourself, &#8216;How can I invoke Car Crash Power into my life?&#8217;</p>
<p>Putting yourself into a situation where the car is trapped on top of you or trapped on something that&#8217;s important and you have no choice but to get it off. I&#8217;ll give you an example with myself here in Italy. I was terrified of coming here, I didn&#8217;t want to come, so I told my wife Charlene, I said, we just can&#8217;t go! I couldn&#8217;t see how it was going to happen, it was just way too much, I had this business to run and it just wasn&#8217;t going to happen, and we spoke about it again and again. Finally she caught me on a faith filled day, and I said, &#8216;O.K. let&#8217;s do it.&#8217; Once we booked the place and air fair, suddenly it wasn&#8217;t that I couldn&#8217;t do this it was, I had to find a way to mobilize our business. No choice.</p>
<p>FORCING SUCCESS</p>
<p>Knowing that we were leaving forced me to say, &#8216;I can&#8217;t run every part of my business by myself any more.&#8217; It forced me to go out and hire new experts, and new professionals. This helped me to travel, and to accomplish even more and deliver even better service on our investor web sites than we were before! Because of this situation, because of the Car Crash Power that I invoked in my own life it&#8217;s allowed us to achieve an even greater level of success than ever before.</p>
<p>It forced me to think and it forced me to find success at a new level, something that never would have happened if I had not rocked the boat. So this is the same thing I&#8217;m challenging you, is how can you invoke Car Crash Power into your own life. Maybe it&#8217;s saying to yourself, &#8216;I&#8217;m going to give notice, I&#8217;m leaving my job in two months,&#8217; and now you have two months to make it happen. Maybe it&#8217;s putting a deposit down on a vacation home, and forcing yourself to know, I have to pay for this thing or else.</p>
<p>Now I give a little bit of warning here, if you&#8217;re a family man or woman, I would recommend a slightly different approach, a less risky approach because, it&#8217;s not fair to subject your spouse or kids to the same kinds of challenges or risks that you are willing to take. However, think about some of the creature comforts you really enjoy and, that you&#8217;re going to have to give them up if you don&#8217;t find a way to succeed. Put yourself in a situation where you say, &#8216;I have to make this happen. If I don&#8217;t make this Real Estate deal I&#8217;m going to have to give up the car I drive or I have to give up the cable. I have to make this happen!!&#8217; Because, if you give yourself a way out you&#8217;re going to take it, it&#8217;s human nature. Nothing ensures success better that forced success.</p>
<p>I want to share a word of encouragement and a sort of promise to you, and that is this&#8230; It&#8217;s really not that hard to achieve that level of success or that goal, as you make it out to be in your own head. I&#8217;ve experienced this myself because, I never thought I would be here right now in this situation running our real estate investing website business from the middle of Florence, Italy. New investors let me share something with you, realize that the majority of new investors never achieve the results they want, do you know why? They never actually do anything, they never actually make a single deal!</p>
<p>By taking action, you put yourself in a different league, and so much closer to achieving your dreams and goals. Veteran Investors maybe your saying, &#8220;I have a good business, but there&#8217;s no way I could step away and start taking a vacation or to travel, or spend more time doing things I enjoy.&#8221; I thought same thing about myself and our investor website, but when I stood back and realized there are people even better than I am at what I do. I can hire to do different aspects of my business.</p>
<p>The same is true with you, you&#8217;ll find that your business can actually flourish when you say to yourself, &#8216;I don&#8217;t need to control every aspect of my business myself. I also want to remind you, especially now with the market we&#8217;re in, it&#8217;s a sluggish market, there&#8217;s always that group who are like, &#8216;Oh the market is sluggish now is a terrible time for Real Estate investing.&#8217; When it&#8217;s an up market the same people say , &#8216;It&#8217;s an up market, but there aren&#8217;t any motivated sellers selling properties. You can&#8217;t get a good deal out there. There are always going to be those same nay payers who complain, and during the times there are always going to be those individuals whether it&#8217;s an up or down market who continually find a way to profit and succeed. They achieve the wealth, and lifestyle they desire. Which one do you want to be?</p>
<p>NOW YOU, WHAT&#8217;S YOUR CAR CRASH?</p>
<p>This is the time I really challenge you and ask you, &#8216;Are you ready to stop making excuses and take the next step?&#8217; Just remember why your doing this, why your involved in Real Estate investing, why you are choosing the path of Entrepreneur, instead of running with the herd and doing the routine nine to five! Real Estate investing isn&#8217;t just a means, there&#8217;s an end involved, and the end is a lifestyle. You really can wake up every day excited to start life, it really is possible!</p>
<p>Over the next couple of weeks and months on my investor web site, I&#8217;m going to continue to share different Real Estate investing techniques right here from Italy along with my challenge to you.</p>

<p>You&#8217;re probably very use to my nuts-n-bolts R.E.I. messages and marketing. All that good stuff about motivated buyers and sellers. If that&#8217;s what you&#8217;re looking for, this message will disappoint you.</p>
<p>You see, this is something else, something personal. What I&#8217;m about to share with you is one of the biggest and most personal decision I&#8217;ve made in my life. It may change what you think of me.<span id="more-6100"></span></p>
<p>(You won&#8217;t be alone, lots of my family and friend now think I&#8217;m nuts because of it. Everybody knows you never put all your eggs in one basket).</p>
<p>But I don&#8217;t regret my decision.  Not for a second.  And it&#8217;s been one of the break-thru decisions of my life.</p>
<p>WHY am I willing to take this risk sharing my story with you?  Because I believe it may just be exactly what YOU need to hear.</p>
<p>If you are you in a rut and not moving forward in life as fast as you want&#8230; If you feel like every year you set new goals for yourself as an investor and every year you look back and nothing&#8217;s changed&#8230; If your life just becoming a broken record and it seems like you&#8217;ll never stop struggling day by day&#8230;</p>
<p>Then this message is going to set YOU free! Really. You see, this ONE LINE I read in a book changed my life , and I believe it&#8217;ll change yours too.</p>
<p>First, we need to flash back to the winter of 2006. Charlene and I had just celebrated our first anniversary together and I was still getting into the groove of paying the mortgage on our first home. Not to mention all paying all the other monthly bills, including the pet bills for our adopted retired racing greyhound, Starbuck.</p>
<p>I held a director level position for a subsidiary of a Fortune 500 company (sorry for the vagueness here, just want to protect confidentiality). Now this is where you&#8217;re probably expecting me to say how the job was really stressful or my boss was really unfair. This couldn&#8217;t be further than the truth.</p>
<p>My boss? He was better than terrific. Literally, if he checked in on me or asked me to do something just once a month that was a lot. My co-workers? Great! Not only did they work longer and harder than I ever asked, they even brought fresh baked cakes into the office all the time to brighten the mood. My schedule? Perfect! I came and went as I pleased. Never worked weekends. And worked from home every single Friday.</p>
<p>My pay? More than fair. And it included the full suite of benefits and over 20 days paid off plus holidays. They even gave me a day off for my birthday.</p>
<p>Now if you&#8217;re still working a full-time job you can&#8217;t stand, don&#8217;t get mad at me. I&#8217;m not about to start a sermon but I know this job was a blessing. And if you get mad at me for giving it up, or you&#8217;ll miss the whole point.</p>
<p>So there I was. This ridiculously ideal job where everybody loved the work I did and I had fantastic job security, or as good as you can get when you&#8217;re not your own boss.</p>
<p>Oh, almost forgot, this is where it gets even better. Because my schedule was so flexible it afforded me an enormous amount of time to devote to developing my own personal business.</p>
<p>Staying in this position would&#8217;ve been a piece of cake. I could&#8217;ve easily kept paying my bills and moving up the ranks. All while slowly developing my own personal business with zero risk since I could count on a steady paycheck every week.</p>
<p>This was easy street. The obvious and logical path to take. Work for my company, develop my own business, play it safe and diversify where I invested my time. No risk and total security.</p>
<p>And that&#8217;s when it happened. I read a SINGLE LINE in a book that changed my life. It was a quote from wealth tycoon and American hero Andrew Carnegie. (I believe it originated from Mark Twain, though in a different context).</p>
<p>He was talking about why the poor and the middle-class never seem to reach a higher level of wealth. You see they all believe the &#8216;golden rule&#8217;, if I may, of finances is &#8216;you never put all your eggs in one basket.&#8217;</p>
<p>And it&#8217;s true. IF you are already wealthy. Otherwise, this is a terrible piece of advice. And that&#8217;s when he said it, when it comes to building wealth, &#8216;Put all your eggs into one basket and watch it closely.&#8217; That one line hit me like a hammer.</p>
<p>There I was doing a good job for my company, devoting half of my time, energy and passion toward being the best director I could be. And the other half of the time I was spending building a business I had begun over 7 years ago.</p>
<p>My eggs were split in half. Could I have kept doing this and would everything have been just fine? Sure. But I never would&#8217;ve achieved the life I wanted for me or my family.</p>
<p>With half my time, I&#8217;d never be as successful as I could be as a business director. And spending only half my time, my business would never grow as fast and large as I always knew it could.</p>
<p>That was the fork in the road.  Keep doing fine and getting by or take the risk and believe I could achieve the dream.</p>
<p>I chose the later.  And if I could go back and do it all again, would I?  No.</p>
<p>I would go back and make that decision even earlier in my life. You, right now, consider where you are as a real estate investor. Maybe you&#8217;re just trying to start out and can&#8217;t seem to get your feet in the water.</p>
<p>Maybe you&#8217;ve been investing for years and doing &#8216;okay&#8217;, but you just can&#8217;t seem to reach the level of wealth you dream about&#8230; Or maybe real estate investing is just 1 of a handful of investing strategies you are dabbling with all at once&#8230;</p>
<p>My gut tells me if you&#8217;re reading this email, you haven&#8217;t already reached the level of wealth tycoon and you&#8217;re still in the process of trying to build your wealth. So are you spreading your eggs in a bunch of different baskets or are you putting them in one basket and watching it closely?</p>
<p>By no means am I saying when you go into work tomorrow you should head straight for your boss and tell him to &#8217;shove it&#8217;. Not at all. The decision I made, while incredibly exciting and liberating, was also terrifying. And it took me close to a year to plan it all out.</p>
<p>The point is this, if you really to become successful at real estate investing or anything else, then there comes a point where you have to decide. Are you willing to put all your eggs into your basket to make it work?</p>
<p>The reason 99% folks of folks never achieve their goals whether it be real estate investing or learning to play the guitar is because they hedge their bets. They spread out their eggs, a couple here, one or two there and another over there.</p>
<p>Your eggs are your most precious resources, your time and your money. And almost every endeavor you take on is destined to fail if you&#8217;re only willing to put just a couple eggs in the basket.</p>
<p>Real estate investing is certainly no exception. So here&#8217;s my challenge to you. If you&#8217;re not satisfied with the level of success or wealth you&#8217;ve achieved as an investor, listen up.</p>
<p>Do you also dabble in other investments like stocks and bonds? Are you also trying to become great at something else like online poker? Is a good part of your passion also devoted to making sure you never miss an episode of &#8216;House&#8217; or &#8216;Lost&#8217;? Are you spreading your eggs in multiple different baskets?</p>
<p>I challenge you to think about these words from Andrew Carnegie and the seemingly crazy decision I made to leave a picture perfect job. You really want to achieve your dreams&#8230; You really want to live an extraordinary life&#8230; Then ask yourself this, &#8216;Are you willing to put all your eggs in one basket?&#8217;</p>
<p>As a bi-line to the crazy life decision I made here, in case you didn&#8217;t put two and two together. The result of putting all my eggs in one basket was the birthing of the R.E.I. <p>Before I reveal this special real estate investing strategy to you, I want you to imagine you&#8217;re hiring a front desk person at an office. You get resumes from two people, who on paper are exactly the same; education, experience, job abilities, the whole nine yards. They&#8217;re commodities. Yet on the day of the interview, the first guy shows up barely on time and not very put together. <span id="more-6099"></span></p>
<p>When you ask for his resume and references, he has to &#8216;get them to you.&#8217; On the other hand, the second guy arrives 15 minutes early, looking fresh and neat. Before you can even ask for his paperwork he hands it over. At the end of the day, who are you going to choose? Of course you&#8217;re picking the guy who gave you exactly what you wanted, even before you asked.</p>
<p>That same strategy applies to selling a house. This is the core of the &#8216;Pre-Done Property Differentiator Technique.&#8217; If someone comes to see your property, give them all the information before they even ask for it.</p>
<p>My wife and I used this technique when we sold our home ourselves. When we went to the closing, the buyer; who&#8217;d been involved with dozens of investments and Real Estate transactions said &#8216;I&#8217;ve never seen someone just so organized, just have everything so together.&#8217; I could sense from him that feeling of comfort and peace. There was no uncertainty in dealing with us and this property because I used this &#8216;Pre-Done Property Differentiator Technique.&#8217;</p>
<p>TWO-SIDED SHEET STRATEGY</p>
<p>You&#8217;re gonna present this &#8216;Pre-Done Property Differentiator Technique&#8217; as a two-sided property sheet. Of course there&#8217;s the standard information, address, age of the home, size, so on and so forth. But add things like the block and the lot. If somebody goes to a Mortgage Broker to get pre-qualified, or check some county records, that&#8217;s something they&#8217;re gonna need.</p>
<p>Next have an item by item factual breakdown of all the improvements and additions to the home, things that are 48 months or newer. Don&#8217;t use the word &#8216;old&#8217;. Use &#8216;48 months or newer,&#8217; as well as brand new items that are less than 1 year. Put everything from lighting fixtures to doors, moldings, windows, roofing, siding, anything that adds value. Give them the feeling that this is a new home. They have nothing to worry about.</p>
<p>The next section is absolutely critical, your fees. Not just your HOA, which obviously is standard, but your utilities. What&#8217;s the electric, sewer, water, cable, internet? Who&#8217;s the provider? If you have a property specific website, put that on this sheet as well.</p>
<p>MAKE IT PERSONAL</p>
<p>Most importantly add a personal note. I haven&#8217;t seen anybody else doing it, but it&#8217;s incredibly powerful. The more personal you make it, the more you&#8217;re gonna invoke those Home Go feelings from them. People are more likely to hustle you hard on price when they look at your house as just a thing, a commodity. But when they see you as a person, they treat the negotiation differently.</p>
<p>When we sold our home, we referred to things like the breeze blowing from the back door on a lazy weekend. We mentioned the address and subdivision specifically. We also included our reason for leaving; wanting to start a family and move closer to family in Florida.</p>
<p>Buyers actually quoted the note and said &#8216;Wow I want to feel like that in my home.&#8217; The &#8216;Pre-Done Property Differentiator Technique&#8217; allowed us to sell our property in 10 days without a Realtor in an absolutely ice cold market.</p>
