The Importance of Hiring a Home Inspector

So you are thinking of Purchasing a home.Let me start this article by saying
under no circumstances should you purchase a home without first having a
Qualified and Licensed Home Inspector look at it.

The reason I say that is unless you are a qualified Home Inspector , or at
least a residential contractor with years of experience,you maybe setting
yourself up for disaster.

My name is Romain Levesque I have close to 25 years of experience in the
residential and commercial building trades. I have written a few articles on
various different subjects,but this will be my first directed at the subject in
which I have the most experience in.

This will be the first in a series of articles to follow on the subject of Home
Inspection.So make sure you check back occasionally, to read the
subsequent articles in this series.
You have made the decision to purchase a home and you think you have found
the home of your dreams. Whats the first thing you want to do? That is right
hire yourself a reputable and qualified Home Inspector. How should you go
about this you ask? Unless you have personal contacts in the industry,
which the average home buyer does not, grab the old Yellow Pages. Check
under home Inspectors and go through their ads. You want to make sure
they are:

1.Licensed and Qualified

2.Registered with the Better Business Bureau, and maybe the local Chamber
of Commerce.

Call a few of them and converse with them a little, ask them about their
background in the field. Ask them about their rates and credentials. By
conversing with them on the phone you can usually tell if they are legit or if
they are some flyby night trying to rip people off. If you have someone in
your family that is in the construction field have them talk to them, if you
do not feel comfortable doing this yourself.
You also have another option as far as hiring a Home Inspector,and that is
to talk to your real estate agent. Real Estate Agents usually have their own
group of people that they usually do business with. Usually the contacts
they have are people that have performed well in the past and they like to
stick with them. Which ever way you decide to go, do your research! This
besides financing is one of the most important aspects of the Home Buying
Experience.

As I said earlier this is the beginning of a series of articles on this subject
that I will be writing. I hope this opening article will at least steer you in the
right direction as far as hiring a Home Inspector .

The buyer normally posts a deposit for the property that can be upwards to 10% of the total purchase price of the real estate in question.

Once the contract for sale is signed and notarized, the document is then taken to the Internal Revenue Office. At this juncture, a determination is made as to what taxes will be due and owing because of the sale. The appropriate taxes need to be paid in advance of the final conveyance of the property from the seller to the buyer.

After the financing completely is arranged and all of the conditions set forth in the contract for sale have been realized, the contract for sale and a certificate of title (designating the buyer as the owner of the real estate) is then filed with the Title Registrar s Office.

In some areas in the Dominican Republic there can be a delay of upwards to a month before the Title Registrar s Office is able to issue a new title to the real estate. In other areas in the country, the office can issue the title as quickly as one day. In the Dominican Republic the buyer bears a fairly heavy due diligence burden when it comes to the purchase of real estate.

In other words, if the buyer does not undertake a course of due diligence to make certain that there are no encumbrances on the real estate, the buyer very well may be stuck with a lost deposit and being unable to take full title to the real estate in question.
